Your Household Systems: What is their Life Expectancy and Replacement Cost?

Most home owners have a solid grasp of the cost of owning their particular home, from the amount of the monthly mortgage payment, to the average electric or gas bill, to the yearly taxes.  The savvy homeowner can also keep an eye on future costs by understanding the normal life expectancy of their household systems and the average cost to replace the equipment.  Obviously, these are cost estimates and your results may vary, but if you budget for the replacement of your home’s components down the line, the sting of the expense may be much less painful.    

NORMAL LIFE EXPECTANCY   AVERAGE COST TO REPLACE

APPLIANCES

  • Dishwashers 10 to 15 years     $600-$1200
    Garbage Disposal 10 to 15 years     $275-$375
    Washer or Dryer 15 to 25 years     $500-$1200
    Range or Oven 20 to 25 years     $500 – $1500 +
    Refrigerator 15 to 20 years     $650 – $1200 +

HVAC (Heating & Air Conditioning)

  • Air Conditioner 12 to 15 years     $3000-$4,000 +
    Gas Furnace 20 to 25 years     $3,000-$4,000 +
    Heat Pump 10 to 12 years     $3,000-$3,800 +

ROOFING:  (Cost estimates are based on a 1,000 square foot floor plan)

  • Composition Shingles 15 to 20 years     $2,800 – $3,800 +
    Slate Roof 60 to 100 years     $25,000 – $30,000
    Copper Roofs 25 to 65 years     $25,000 – $30,000
    Membrane Roofs 15 to 25 years     $3,500 – $5,000

WINDOWS

  • Vinyl Replacement        $500 – $800 each
    Custom Windows       $800 and Up
